BG approves plans for 123-lot housing development featuring houses by K. Hovnanian Homes

By the end of this year, new houses should be dotting the 37 acres on the north side of Bowling Green, in an area dubbed the Touissant Springs Subdivision.

Plans for the 123-lot subdivision, at the southwest corner of Brim and Newton roads, were approved Wednesday evening by the Bowling Green Planning Commission.

All the houses in the subdivision are planned to be K. Hovnanian Homes, which recently built a model home at 1724 Wexford Drive, in the Cogan’s Crossing subdivision, on the northern edge of the city.

After the planning commission meeting, Rick Lundstrom, of Triban Investment, said the homes in the subdivision will range from 1,500 to 2,500 square feet. The price range will be in the mid-$300,000s, he said.

Triban, which specializes in acquiring and developing land parcels for regional and national builders, has a contract with K. Hovnanian for the Touissant Springs Subdivision. 

Lundstrom said he expects ground to be broken for infrastructure for the development by mid-year, with construction to start in the fourth quarter.

Paul Belcastro, director of construction for K. Hovanian, said that company will also be building additional homes in the expansion of Cogan’s Crossing.

Both subdivisions will feature five house designs by K. Hovanian, such as the Water Lily, Goldenrod, Oleander, Canterbury and Barcelona.

Bowling Green Planning Director Heather Sayler said the 37 acres for Touissant Springs is already rezoned for R-2 residential. She noted that the plan submitted for review shows larger than minimum lot sizes and larger setbacks than required in R-2.

When the developer finalizes plans for the infrastructure, the planning commission will then get to review the final plat for the subdivision, Sayler said.

Lundstrom said K. Hovnanian selected Bowling Green for its homes after a great deal of study.

“There are a lot of great things going on here,” Lundstrom said.

According to a press release from the Bowling Green Chamber of Commerce, K. Hovnanian currently employs two sales associates here, but will be working with many local trades as they build out Bowling Green’s new housing developments.
