Construction to begin on model homes in new subdivision at corner of Brim and Newton roads

Developers of the new housing subdivision at Brim and Newton roads plan to start construction of two homes before the new year.

Bowling Green Planning Commission voted earlier this month to approve the final plat of the 37-acre development named Toussaint Springs. By springtime, potential buyers can tour a couple model houses, BG Planning Director Heather Sayler said during the meeting.

An estimated 120 single-family homes will be constructed at the southwest corner of Brim and Newton roads. All the houses in the subdivision are planned to be K. Hovnanian Homes. 

Rick Lundstrom, of Triban Investment, said earlier this year that the homes in the subdivision will range from 1,500 to 2,500 square feet. The price range will be in the mid-$300,000s, he said.

A year before, the development was projected to have 130 homes with starting prices of $225,000.

Triban, which specializes in acquiring and developing land parcels for regional and national builders, has a contract with K. Hovnanian for the Toussaint Springs Subdivision. 

At a meeting earlier this year, Paul Belcastro, director of construction for K. Hovnanian, said the company is also building additional homes in the expansion of Cogan’s Crossing. Both subdivisions will feature five house designs by K. Hovanian, such as the Water Lily, Goldenrod, Oleander, Canterbury and Barcelona.

Lundstrom said K. Hovnanian selected Bowling Green for its homes after a great deal of study.

“There are a lot of great things going on here,” Lundstrom said.

In her report to the planning commission earlier this month, Sayler noted the increase in zoning permits being sought in the city – with 377 this year, compared to 321 last year at this time.

New construction has also seen a jump, with 43 single-family homes built this year, compared to 28 in 2023.

Sayler also listed new commercial and industrial projects, including:

  • New construction in the Woodbridge Business Park, which requires an extension of Woodstream Drive.
  • Wood County Board of Developmental Disabilities addition at 1921 E. Gypsy Lane Road.
  • Bowling Green City Schools geothermal system, for the new high school at 530 W. Poe Road.

Permits are currently under review or on hold for:

  • QuikTrip, new construction at the southeast corner of East Wooster Street and South Dunbridge Road.
  • Children’s Resource Center, new construction at 1045 Klotz Road.
  • Betco addition at 400 Van Camp Road.
  • Tin Man warehouse at 1358 Bellard Drive.
  • Dayspring Church addition at 17360 N. Main St.
