BG planning commission approves plats for 20 new homes and 2 respite homes

The plat for 20 new homes on the north end of the city and a plat for two respite homes on the south end of the city were approved on Wednesday by the Bowling Green Planning Commission.

The 20 lots will expand the existing Cogan’s Crossing subdivision at the northeast corner of Brim and Bishop roads. This final plat of the development will fill 7.7 acres on Longford and Wexford roads in the subdivision.

The other proposal approved by the planning commission was for the first plat of Wood Acres Subdivision, owned by the Wood County Board of Developmental Disabilities. The proposal subdivides approximately 18 acres into seven parcels. The property is located at the northeast corner of Interstate 75 and East Gypsy Lane Road.

The initial plan submitted calls for two respite homes to be constructed on two of the lots for the Wood County Board of Developmental Disabilities.

Also at the meeting, the planning commission welcomed new member Bob Waddle, who is filling the seat held by Nate Spitler, who reached term limits on the board.

The commission re-elected Bob McOmber as chairperson, elected Waddle as vice chair, and Judy Ennis as the planning commission’s representative to the Bowling Green Board of Zoning Appeals.

Ennis reported on several recent issues that came before the zoning board involving requests for driveway expansions, more signs than permitted at businesses, an accessory structure, and variances to the city’s tree requirements. The tree variance was approved after the company owner worked with the city’s arborist on an acceptable resolution.

In other business, City Planning Director Heather Sayler reported on the number of permits applied for so far this year. Her report included:

New construction permits: 

  • 15 single family units, as compared to 14 in 2023

New commercial/industrial permits issued:

  • Precision Alloy addition at 726 Innovation Drive
  • Ohio Logistics addition at 134 Woodgate Drive
  • Brathaus addition at 115 E. Court St.
  • Harbor Freight alteration at 1080 S. Main St.

Commercial/industrial permits currently under review or on hold:

  • QuikTrip new construction at southeast corner of East Wooster Street and South Dunbridge Road.
  • Wingstop new construction at 1502 E. Wooster St.
  • Bowling Green City Schools, high school practice fields alteration, moving fields to area near Fairview Avenue.

Subdivisions:

  • Construction plan for Cogan’s Crossing Plat 10 approved.
  • Construction plan for Toussaint Springs, close to finishing review of amended plans.
  • Construction plan for Wood Acres, under construction.

Total zoning permits:

  • 178 so far this year, compared to 146 in 2023. Permit increase is partly due to obtainment of legal nonconforming use permits (27 so far) as part of the new zoning code.
